  • Cosmetic repairs within leased space

    Can I modify the space?

    Modifications are allowed with prior written approval:

  • Submit detailed plans for review
  • Obtain written consent from property management
  • Ensure modifications meet building codes
  • Restore space to original condition upon lease termination, if required
  • What is needed for the application process?

    To apply for a commercial space, you’ll need to:

  • Complete our inquiry form
  • Provide financial statements from the past two years
  • Provide proof of insurance
  • Provide first and last month’s rent upon signature of the lease.
  • What expenses are tenants responsible for?

    Tenants are typically responsible for:

  • Monthly rent
  • Internet
  • Maintenance of leased space interior
  • Any customization or build-out costs
  • Insurance
  • What is the standard lease duration?

    Our standard commercial lease terms are:

  • Initial lease term: 2-5 years
  • Options for lease renewal
  • Rent escalation clause of 2% annually
